We are offering two options on this development:

Option 1: The first phase of the attached development which consist of 100 double story two bedroom units in blocks of four units each, positioned around the existing roads & parking as per attached site development plan. Our selling price is R11 500 000.00 including 7% agent com, which is made up as follows:

Option 2: The full development which consist of 102 single story three bedroom units in blocks of two units each, as per attached site development plan. Our selling price is R17 500 000.00 including 7% agent com, which is made up as follows:

• Option 1 = ±50% of the 4hectare property zoned for 100 double story two bedroom apartments. (Value ± R5000 000.00)
• Option 2 = 4hectare property zoned for 100 single story three bedroom apartments. (Value ± R10 000 000.00)
• Site development plan and building plans which I will undertake to get approved as soon as the property is proclaimed. (Value ±R350 000.00)
• Existing internal roads & parking for all 100 double story two bedroom units or 50 single story three bedroom units (Value ± R2 000 000.00)
• Existing storm water system installed for all 100 double story two bedroom units & 100 single story three bedroom units. (± R300 000.00)
• Existing gate house and boundary walls. (±R420 000.00)
• Two existing three bedroom show units. (±R1300 000.00)
• Existing external electrical T3 connection, link cabling & street lighting + min-sub and full roll of cable for internal reticulation (±R1250 000.00)
• Electrical bulk contributions already paid to City of Tshwane (±R350 000.00)
• Signed service agreements with City of Tshwane for electicity supply, roads, storm-water, sewer and water supply. (±R150 000.00)
• NHBRC fees for first 10 units. (±R80 000.00)
• Two freight containers and complete serviced construction workers camp. (±R150 000.00)
• Landscaping at gate house & show unit. (±R150 000.00)

Project status summary :

• Town Planning - Completed and paid for in full
• Environmental Approvals - Completed and paid for in full
• All other consultants - Completed and paid for in full
• Proclamation – Development not proclaimed – proclamation will take ±45 days once outstanding bulk contributions are paid.
• Building Plans - Need to be submitted to Tshwane
• Tshwane plan submission fees - Paid in full
• Electrical engineers - Paid for all work completed to date – further fees will be payable for the completion of the internal reticulation
• Civil engineers - All designs completed - fees payable when project proceeds.
• Land Surveyor - Paid for all work completed to date – further setting out fees payable
• Legal fees - Paid for all work completed to date
• Gate house - Completed and paid for in full
• Boundary wall - Paid for all work completed to date – you may want to wall the northern boundary but I don’t think this is required as there is an existing e/fence.
• Internal Water - Only temporary water for construction purposes exist
• Internal Electricity - Temp builders power to show houses and workers camp exists – Mini-sub & main internal cable is in a container on site.
• Internal Sewer - Temporary sewer exists for show houses and site toilets – No other internal sewer reticulation.
• Internal Roads - Paved roads and parking for the first 100 two bedroom units or 50 three bedroom units are completed and paid for in full.
• Internal Storm Water - Completed and paid for in full
• External & bulk contributions Water - See signed service agreements for amounts payable
• External & bulk contributions Electricity - Completed and paid for in full
• External & bulk contributions Sewer - See signed service agreements for amounts payable
• External & bulk contributions R & SW - See signed service agreements for amounts payable
• NHBRC enrolment fees - First 10 units fees are paid in full
